§ 22.56.125. Senior housing facilities.

    Senior housing facilities greater than twenty-five but not to exceed twenty-nine dwelling units per acre net density are permitted as special uses in the MFH zone district. Senior housing facilities are also permitted as special uses in the MFM and NC zone districts.

    B.

    Minimum conditions:

    1.

    The minimum site area shall be adequate to provide the required parking, yards, and at least one off-street emergency loading space;

    2.

    No off-street parking or loading areas will be allowed in any required yard area, as defined by the applicable zoning district's density regulations section;

    3.

    Landscape screening shall be provided in accordance with Chapter 22.47;

    4.

    Off-street parking shall be in accordance with Chapter 22.50, provided that the use shall not be eligible for an administrative modification to increase the number of required off-street parking stalls;

    5.

    In MFH districts, senior housing facilities shall not be subject to the transfer of development rights requirements of Section 22.16.050 if total lot coverage of buildings does not exceed sixty percent of the total area of the lot.
