§ 21.63.070. Mobile/manufactured home subdivision design standards—Lot requirements.

The size and shape of lots shall be as follows, provided they adhere to the density requirements:

A.

Minimum lot area, four thousand five hundred square feet;

B.

Minimum lot width, forty feet;

C.

Minimum Front Yard. Fifteen feet provided a ten foot planter and rear load access by alleys is utilized; twenty feet with standard planter and no alleys:

1.

On major streets, thirty-five feet;

2.

On flanking streets, fifteen feet;

D.

Minimum side yards:

1.

Minimum on one side, five feet;

2.

Minimum total both sides, ten feet;

E.

Minimum rear yard, fifteen feet provided garages on lots with a rear load can be within three feet of the rear lot line or paved alley;

F.

Maximum building coverage, forty percent.
