§ 21.45.040. Future uses.

  • A.

    Whenever mineral extraction sites are exhausted or their extraction ceases to be economically justified, or are discontinued for any other reason, the site shall be restored to a condition which will:

    1.

    Support regeneration of natural vegetative growth by the reintroduction of topsoil in accordance with the soil amendment requirements in the Thurston County Drainage Design and Erosion Control Manual, and appropriate seeding and fertilizing;

    2.

    Eliminate or reduce to a reasonable minimum level the erosion of soil by the action of winds or water runoff.

    B.

    Future use of such sites shall be subject to site plan review which shall take into account:

    1.

    The overall needs of the community;

    2.

    The use of land and zoning in the general vicinity of the site;

    3.

    The adaptability of the site for the proposed use;

    4.

    The availability of utilities, adequate traffic ways;

    5.

    Such other factors as the department and/or the hearing examiner may recognize as being reasonably related to the proposal for a new use of the site.
